Asphalt Sealcoating in Urbana, IL
Urbana is the older half of the twin cities and its pavement shows it. Champaign grew west from the Illinois Central line after 1855; Urbana was already there. That head start means a housing stock and a street grid with more nineteenth and early twentieth century bones in it, including blocks that are still brick under the asphalt. For driveway and lot owners the practical consequence is that Urbana asphalt tends to sit on older, less engineered base than a 1990s subdivision drive in southwest Champaign, and it moves accordingly.
The soil does not change at the city line. Drummer's official series description places its typical pedon in Champaign County on the University of Illinois south farm near Urbana, which is to say the reference sample for the Illinois state soil was dug essentially in this town. Poorly drained, seasonal high water table from January into May, 20 to 35 percent clay. Whatever is true about pavement on prairie clay in Champaign is true here, generally with a few more years on the asphalt.
What makes Urbana pavement different from Champaign
The city's own street data makes the comparison directly. A 2022 analysis of 2020 pavement condition data put Urbana's average pavement condition index at 56 across 933 road segments, against Champaign's 66.22 across 3,043 segments. Roughly one Urbana segment in four was rated very poor, serious or failed, compared with about one in five in Champaign. The city's brick streets averaged 60, better than the asphalt around them. Urbana's city engineer described the situation as the product of deferred maintenance and an unhidden funding gap.
Private pavement in Urbana follows the same pattern for the same reason. A lot of driveways here have simply been in the ground longer, on base that was built to whatever standard applied at the time, over soil that carries water from January through May. That does not mean sealing is pointless. It means the assessment step matters more: a fair share of Urbana drives are past the point where a coating helps and need patching or replacement first, while others are ordinary faded asphalt that will take a seal happily. The difference is worth ten minutes of looking before anyone quotes.

Urbana FAQs
Do Urbana and Champaign have different sealcoating seasons?
No. They are the same weather. The station of record for the metro is at Willard Airport just south of Savoy, and its normals record about 123.5 days a year with a low at or below 32 degrees. The workable window on both sides of Wright Street is roughly May through September, bracketed by an average last spring frost near April 15 and first fall frost near October 17.
My Urbana driveway is over a brick surface. Can it be sealed?
If it is asphalt on top, the sealer treats the asphalt and does not know or care what is underneath. What matters is whether the asphalt layer is still sound and bonded. Old asphalt over brick can delaminate in sheets rather than crack in lines, and that is a different failure that a coating will not address. Have someone look at the edges and at any lifted area before scheduling a seal.
Is there more rental pavement in Urbana than Champaign?
Proportionally, yes. Urbana carries a heavier share of rental housing than Champaign does, and much of it near campus parks on shared lots rather than driveways. That means the same August scheduling problem applies here, and lot work generally wants the late May to June window or September rather than the middle of a lease turnover.
