Asphalt Sealcoating in Rantoul, IL
Rantoul has more pavement per resident than almost anywhere else in Champaign County, and the reason is history. The Army selected Rantoul as the site for Chanute Field in 1917 because of its proximity to the Illinois Central railroad, and the installation grew into Chanute Air Force Base, which operated until it closed in 1993. What it left behind was a village-sized inventory of roads, aprons, hardstands and institutional parking lots built to military specification across several decades, now in civilian hands as the Rantoul National Aviation Center and surrounding redevelopment.
That inventory ages the way all asphalt ages, only more so, because a great deal of it has passed thirty years without the traffic or the budget that originally justified it. Alongside it sits ordinary Rantoul: residential streets, driveways and small commercial lots on the same Grand Prairie clay as the rest of the county, dealing with the same 123.5 days a year at or below freezing and the same seasonal water table from January into May.
Old institutional pavement is a different problem
Large mid-century pavement often has a better base than anything built residentially in the same era, because it was engineered to carry loads that a driveway never sees. Where it fails is at the joints, at the edges, and wherever drainage has stopped working. Decades of freeze cycling on unmaintained surfaces produce wide, deeply seated cracks and, in places, whole sections that have lost support. Sealing a surface in that condition is largely cosmetic, and money spent there would do more work as crack filling and patching.
For the ordinary residential and small commercial pavement in Rantoul, the calculus is the same as in Champaign. Seal on a three to five year cycle, fill cracks before they widen past an inch, keep water moving off the surface, and understand that on this soil the base is never inert. What Rantoul property owners have that Champaign owners generally do not is a visible, permanent demonstration of what thirty unmaintained years does to good asphalt, sitting right there at the old base.

Rantoul FAQs
Can very old pavement be brought back with sealcoating?
No. Sealcoat is a surface coating, and it restores appearance and water resistance to pavement that is structurally sound. It cannot re-bond a delaminated layer, restore a failed base, or close a moving crack. On pavement that has gone decades without maintenance, an honest assessment usually finds a mix: some areas worth sealing, some worth patching, and some that need to be removed and rebuilt or simply taken out of service.
Does Rantoul get more snow than Champaign?
Not meaningfully. The Champaign-Urbana averages put annual snowfall around 23.2 inches, with January and December each near six and a half to seven inches, and Rantoul is close enough that the same numbers apply for practical purposes. What can differ is exposure: open pavement north of the metro catches more wind, which affects drifting and where plow crews push snow, and where snow gets piled is where pavement fails first.
Is it cheaper to seal a large lot than a small one?
Per square foot, yes. Observed ranges here run about $0.12 to $0.22 per square foot for lots over 5,000 square feet, against $0.15 to $0.30 for residential work. Large lots spread the cost of getting a crew and equipment on site across more area. The catch is that large old lots usually need more prep and more crack work, and those costs scale with the area too.
